We keep it in the car 100% of the time because we live in a split level townhouse with stairs to the front door and stairs up and down once inside. Such 1st world problems.

We had a big fancy stroller we used to load/unload into the car. That lasted about six months before we got a "nice" umbrella stroller to keep in the car.

yeah we did a cheap umbrella in each car for daily use, and a big bob in the bottom of the coat closet for hikes or significant trips.
We weened the kids off of them pretty quick too, you just have to be ok with moving around a bit slower. Well worth it though.

yeah, they can get expensive. the Thule Chinook my wife wanted for running with the kiddo (couldn't even use it in the 1st year because of her age/size) was over $1k. I've used it to trailer behind the bike and my wife used it for her runs with the kiddo. Now it sits in the garage mostly unused, but our 'everyday' stroller was either a cheap target umbrella or a bi-folding Graco 3-wheeled one. We haven't really used a stroller since she turn a little after 3. i just carry the kiddo on my shoulders if she doesn't want to walk or if i want to go quicker.
I'd be hard-pressed to get a bigger vehicle (more costly vehicle) to accommodate a big/expensive stroller that you'll use for a couple years. how heavy is the stroller? i'd be willing to haul it up the stairs, but usually townhomes like that have a closet or something at the base near the front door. do you not have that?
We have 5 stairs up to the front door. Enter into a landing with 5 stairs up to the main living area and 5 stairs down to the basement. That's why the stroller stays in the car.

She is a big runner though and we go “mild” hiking a lot so we have used the hell out of them. Having an SUV that easily fits them, the kids, a bunch of bags and the grocery run is pretty awesome.

That's the plan. Something to grow into. I think she has a solid point right now finance wise. We will come out on top with the payoff of the CRV if we trade it in the near future. We don't need a new car now so we have time to really research and look around.

Based on your criteria I'd seriously consider the Hyundai Sante Fe and Toyota Highlander if going new.
Maybe the VW Atlas? The 2019 Atlas still has that fantastic warranty and I've had good experiences with Lindsay and Stohlman.

Modern era diesels have too much emissions issues, diesel is as expensive as premium or more, and the DEF and fuel filter replacements make a diesel a pretty sizable investment. Whereas the gassers are easy and run on regular.

Saw a power stroke f150 on the road the other day and did a double take. Didn't know that was a thing. I'm not what the allure is for a truck like that or the diesel canyon. Gas is cheap.

When we shopped wagons, the breakeven on diesel was ~50k miles... which is 10 years of ownership for us. Definitely not worth it.
