The idea is that hey will be semi perm in the new garage but they will have the ability to get out of the way. i'd order a set for the two car garage, but the floor is sloped due to the floor drain.

I am not so convinced a maxxJaxx is better for our pruposes than a good clearance mid-rise scissor lift. At least you can park over the scissor lift.

I used to think that they were stupid, but now that I own a house I appreciate that my neighbors cant paint their house pink or turn their front lawn into a junkyard. I've been lucky though, mine is cheap and not intrusive. I'd probably have a different opinion if they were full of busy body assholes.

Mine is not cheap (but then again they do all my cutting the lawn/mulching/leaf removal/weeding). But I +1 your statement. After searching around for a house last year, I was shocked at how I would straight turn down a house before even walking in because of the neighbor's houses.

our HOA has been pretty good (you know for the 40 days we have been involved with them) and cheap ($300/year). they arent against building, they just have rules about it. There is a full sized play house that was built, it looks like a guest house when you drive by.
we are the youngest couple in the association by 20 years or so. There are zero renters in the "hood".... overall its very nice.

what is the safety mechanism that engages for a scissor lift if one of the hydraulics lets go? with a post lift IIRC they have a ratcheting system in place where if it loses lift somehow, it locks in place.
being under a car makes me pretty uneasy and i hope that never changes. i will definitely have a lift someday, but i'm not going near anything that doesn't have a stout failsafe.

Same thing as a post lift. You have to "unlock" the locks with air like you do a 2-post lift.

Un-rustle yourself. I ran for my HOA board and did not get elected. Mostly because I am not over 65. I will run again next time there is an opening. Mine is certainly cheap at $50/year but we get NO services for that money. Its just a bunch of busy body assholes as you put it fucking with others for a power trip. I certainly get the point and it is nice that the neighbors are kept in check for stupid shit but I have had one serious run in with them. Long story short I got the "you young people are the problem, this was supposed to be a retirement community." It was on from there. There are 23 rentals in the community of (I think) 115 lots.

Oh, and on the subject of portable lifts. Most of them suck. All that mechanism under the thing makes it difficult to do many mechanical tasks. A 2 or 4 post is the best bet. They make some for low ceilings but 10ft might be to low. I have a friend with a sort of portable 4 post that is badass and I don't think his ceilings are much over 12ft. I will ask him what brand it is.

Really? It is flat and against the frame rails and open in the center. I won't argue this anymore, but after using 2/4-posts and using my brother's scissor, I prefer the scissor in a personal home. If I had a 40x60 garage, a 2-post might make sense. Done engine/trans swaps on scissors and never really found them in the way, unless you get the portable ones that dont have the open center. I hated smacking doors/myself/tripping over the posts on 2-post lifts.
