Getting $5k at closing, if you're happy with it, is a really reasonable take in a hot market for a known and serious defect that will flood your house if left unattended. Just take a step back, be clear about what you want, and present it in writing on the contract. Fuck negotiationg through texts on a house.
Haha I had that same exact thought. After everything came in from the appraisal and bug report I was going to write it all out, really break it down and have the realtor just send it. One last offer, no more middlemen, just buyer to seller.
But I gave myself some time to step back, idk if I can really handle this falling through on a mental level. Just opens so many more issues to handle. I got a buyer ready to move-in, a truck scheduled, loaders and unloaders hired, my dad taking time off to help drive down. ... am I really going to piss that away over an amount that equals one week of my take-home pay? Worse case scenario looks like one of these pipes leaking into a 4-5ft crawlspace and Statefarm footing the bill for the re-pipe. I'm a glutton for punishment but I have to draw the line at some point, I'm definitely cracking a bit. I was legitimately screaming in-between text exchanges with the last realtor, this one is at least good at her job and legitimately interested in making sure I'm ultimately happy.

The original agent stepped down after botching the re-pipe thing. Our contract was specifically for the Fort Mill/Lake Wylie area anyways. Idk part of me thinks she did that intentionally just to make it quick and easy since Concord is a good hike from her office. Once she realized I was not going to drop the issue and wanted her out there to meet a plumber, she passed me off to another Allen Tate realtor actually in Concord. She actually left Allen Tate shortly before that as well so things were already getting kinda messy (or she got canned idk).

Whatever happens man, it'll all come out well. But if you do this again, you need to find a seller that's willing to get their home ready for the next person as much as you've done in your home selling situation. Or at least be willing to work with you a little bit.

I would not rely on anyone else and their prep. They're getting ready to unload a house and I would assume will do the bare legal minimum to sell the house and not be sued later on.
Instead I would just control your situation more and be prepared to walk on anything you deem unfit for purchase. Having a rental place lined up that is acceptable in the short term and paying to cancel that lease if you end up buying I feel is a lot less risky than hoping the future seller will work with you. Perhaps that's just my general distrust of people coming out though.

Yeah I'm absolutely going to steal that idea in the future if I'm ever in a similar situation. At least have some form of contingency setup first and foremost if I'm ever under a deadline to sell by a certain date. Hopefully this is the last house I buy for quite some time though. Even if BoA doesn't work out longterm, plenty of opportunities in the immediate area + remote work is really catching on.
That is a good point on the DIY aspect. Sure it sucks on some level but I do enjoy knowing that stuff is done right. Lately the only way to get that feeling is to do it yourself a lot of times. The roofers here charged me an extra $300 to stain the boards they were putting up. Looks like the helpers didn't mix the stain the first few boards so they're pitch black. They were doing most the work and look like they were fresh out of high school. I'm sure I was paying him $200/hr to watch them work for maybe $20/hr.

Take your estimate for how much time, effort and money you think its going to get your house ready to sell and multiply it by 100. Then multiply that times blood, sweat and tears that you never accounted for at all.
I actually don't mind moving except for loading/unloading all my shit. Paying for that this time especially the loading part. Packing is usually throwing away half of what I own which makes my inner minimalist smile and I really like unpacking as it gives me a time to re-organize everything.

Yeah fair point, only one of my moves really involved moving stuff with a kid. That part isn't fun for sure but I am kinda stoked about putting up a peg board nerf gun wall and revamping the lego station.
Paying movers is the best thing I've ever done. Out of the old house and into the new house by 2pm.

Start playing around w/mortgage costs calculators to get a feel for how it breaks down, you'd probably do an FHA loan with a 3.5% downpayment which would look like this. Although it doesn't show closing costs (2-3% of home price).
Any downpayment under 20%(?) requires PMI or... MIPs on FHAs I think, which adds a significant amount to your monthly cost until you've made a certain number of payments.

Stop buying shitty cars and save your money.
Also don't buy a house while you are young and not married. You'll spend your free time maintaining the house and limit your relocation abilities dramatically. Rushing into home ownership is something I see all the time. My roommate from jmu bought a house a few years ago, I told him not, and he just sold it. Too much maintenance and house for a single guy. Doesn't help he's not handy.
I even think Emily and I rushed to buy our first townhouse. I wish we rented longer so we could have moved around a bit. Building equity isn't the end all be all. Renting has many benefits.
There are lots of options for less than 20% down now and no PMI. SHOP YOUR LENDERS. Although 2 years out is too early to do so. Rates and products will change between now and then.
Also $550k is a ridiculous budget for a house for someone that only needs a house for themselves.

Check with lenders to see if you can grr a standard loan (non fha) if you have stellar credit. I was able to get that with my fico score (820+)with only 5% down and avoid the restrictions. I also paid PMI on my first mortgage otherwise I wouldn't have been able to get into a house. I later refinanced out of PMI thanks to increased value in the home and good payment history.
The Biden administration is looking to add back in first time home buyer incentives, so you may want to look into that.
