thanks buddy.  it really was a little sweating bullets writing the check, there's only so much you can do to sample the colors and pretend to know what it'll look like when its done.  i just couldn't stand to look at it anymore, it was making me sad and just felt dirty.  10 years felt like we got our money's worth so better "buy once cry once" and just do it right.

thanks but i assure you this wasn't an quick turnaround.  we had the painter out last year, then got sick/sidetracked/budget blown and then finally got back where we needed to be this spring.  its unusual anything's on schedule anymore for us.

crazy to me that you got left high and dry 3 straight times.  i can only guess that they can make more money doing simpler jobs elsewhere.  shame because i'd imagine in your area there's a lot of older homes that all need attention and getting a good reputation in your neighborhood would mean a lot of possibly $$$ referrals.

then again i've never been much of a businessman so what do i know.

Sorry, what I meant is I currently have two bids. One is for the roof and gutters and another is for the painting and carpentry. I had a third company that does all of the above (so I could have two estimates for each piece of work) and they ghosted me after both the roofing and the carpentry foreman visited separately to collect info to help prepare an estimate. I have not had the energy to go back and find a different company to see if the bids I already have are reasonable, so no progress has been made in two months.

i hate ghosting contractors... such a waste of time. This has only happened to me a couple times, but usually for smaller jobs that didn't pay too much. i did have one contractor say that it was too small of a job and denied the work (which i appreciated, since i'm not left hanging).

we usually have a roofer for the roof, the plumber for the water system, etc... but for small jobs we have a specific "handy man" that we call. They are pretty good with doing the small stuff. Also, much happier if I package several small jobs that can keep them there all day.

With the kitchen this is where having a GC helps. My house might only be 2 days of work, but they'll grab that guy for another 2 days somewhere else, 1 day there, 3 more days over there... etc.

I have a general GC that I love. He's like Scotty's painter - slow, but extremely methodical. The bonus is his book rate is way lower than most in the area. Unfortunately, he can't replace my roof and de-painting my house with a wire brush would take him like three months.

These tile dudes are machines, done in a day - photos still show in progress but I think they are powering through and knocking this shit out. When these guys are done I think there's really only a day or two of small things, I compared punch lists with the GC this afternoon.

I dont really like vessel sinks but it made it easy to use the same countertop as the kitchen.

I can't find the reference post, but I pulled the trigger on the Ego leaf blower. It came today and I spent a good 20 minutes blowing shit around outside in the rain. I'm really pissed at myself for sweeping grass clippings up off my sidewalk all these years. Sweeping out the garage? That's for people who didn't go to college. I thought it would be pretty heavy with a mower battery attached to it, but it's not near as unwieldy as I expected.

Now I need my weed whacker to die so I can get an Ego version of it too.

I'm sure the ego stuff is so much better but I'm looking at the DeWalt 60v trimmer and blower mainly because they come with a 60v flexvolt battery which will work in my power tools now (and in the future since I'll probably stick with DeWalt) electric is just so expensive though. I have a tiny yard which i wanted an electric mower but couldn't justify price especially because I feel I could almost weed eat my entire yard. I got an old Craftsman that had a broken safety cable from someone for free. Think I'm in $40 with the cable, a new blade, and basic tune up parts. Carb was leaking after first mow so ordered a new one for $15 which comes with all the tune up parts so should have just went that route from the start. Just can't do that will electric. And $55 is better than $450. Oh and it cut my grass that hadn't been mowed since we moved in in the winter which was probably 8 to 10" high in some spots

RE EGO trimmer & blower

I snagged the trimmer with the 2.5ah battery and got the blower without the battery.

I kinda wish I had done the trimmer with the swappable heads, to get the edger attachment. But at double the price, edging with the trimmer is easy enough.

I did swap blades on my mower after 2 years.

Sooo smooth.



Kept the old to potentially sharpen. But not sure its worth the time to sharpen at $20 for a new blade.

I just flip it over and sharpen it right on the mower with a Dremel.   I try to take equivalent metal off each side or will become out of balance.   Havent bought a new blade in years

I was using some benjamin moore product. The old drywall was like a sponge and the primer just did not seem to want to roll out like paint while at the same time going on thin so progress was slooooooooow. 4 hours to get a coat of primer on compared to 45 minutes before work this morning to get the first coat of wall paint up.

I've never seen that Zinsser stuff, I'll have to try it.
