True. I replaced the roof on my wv house this year for 6500. My buddy redid their dlate roof for some fucking reason.
110 grand.

To be fair, a slate roof is gorgeous and should last basically forever.

Not sure I'd spend 110 kilobucks on it though, fuck me dead.

The Tesla 'slate' tile does a good fake of a slate and, you know, generates electricity...if it ever ships.

Slate roof... if its in place, DIY... its well worth the investment in the right ladders and a bunch of shingles.

the Cedar roof... our neighbor has one, actually two (he owns his daughters house too). They last a while and he has had zero issues with wind. the asphalt roof guys in the open all had roof repair to do. we were protected by the trees from the big wind and our asphalt has been good to go.

In theory a cedar roof should last longer than an older tar shingle roof and its easy to repair/replace in sections rather than total replacement.

I just got the photos from the seller on all the repairs and it looks brand new. I could understand why they wouldnt write a policy if the home inspection showed the roof was totally fucked and had no documented repairs in its life, but that's the same for a tar shingle roof, too.

It just seems weird to me that it's a total non-starter for some companies, but I guess insurers dont like what they dont understand or can't spread the risk out on.

My roof was 26 years old and looked great.  Then at 27-28 years shingles started tossing themselves off the roof like they were on fire.  I could have spent 2-3k on repairs and gotten a couple more years but really, they are 25-30 year old roofs no matter how you look at it.

Yeah, 30 years is well into the "you got your money out of it" territory for any roof, except for the bonkers 100k slate joint.

Hilarity continues in the sale of my current house. The radon counter/box thing was supposed to be picked up today by the home inspector, which it was. I ran home around lunch time to let my dogs outside and I must have come in right after they left, they did their best fuck your couch charlie murphy impression on the rug in front of the walk out basement sliding door and the whole house reeks of cigarette smoke, I had a headache after 10 minutes in the house. I guess I'll file a BBB complaint and let my agent loose on them but not sure what else i can do.

what he said.  i'd steamroll their HR until you can get a hold of the manager in charge of that service tech.  just because you're moving out of your house doesn't mean its now a pool hall.

With these companies, most of them DGAF and the owner/manager will laff it off, unfortunately.

I gave the buyers agent a heads up. They keep making a mess of people's houses they'll find themselves out of business.

probably letting your agent know (like you mentioned) to also spread the word in the local real estate industry with just how pissed you are about it could make a difference. that would seriously infuriate me to no end; i'd be going to every review site possible to leave a bad review for the company.

Depends on whether they funnel more of the work out to Herndon where they already have offices. The buildings next to the ones they're in are coming vacant in 2 years so I could see them buying it...

Ain't shit to do around Oatlands other than visit Oatlands, so I don't think there's much desirable about it to Amazon other than the large swaths of available land. They were looking for a pretty urban environment with good transit options. Closest "civilization" if you will is Ashburn/Leesburg but that's too suburb-y for them.
