Finally got into getting our downstairs bathroom how we wanted it. With some paint and a wall treatment. No shiplap here....
I hate painting, Casey did the hard part with most of the cutting work.
Shit ass contractor grade paint would come off with a wet rag so it had to go, it acted like a sponge for the new stuff.
Worked with the plastic trim boards to do the wall treatment.
I got a nailgun and a new drill outta the deal. My DeWalt stuff is otw out, so I picked up the 18v Ryobi stuff to start down that path as I phase out my DeWalt gear.
Nailgun was tool only. Was stupid to buy just a charger and batt ($60) for the nailgun, so I snagged their metal Chuck hammer drill that came with 2 Batts and 1 charger ($99)
Next up, paying Casey's cousin, who owns a painting company to paint our downstairs.
Do yourself a favor and buy that “big battery 2 pack” for $99. It’ll transform your life. Can run all day at Bodymotion doing 20+ wheels changes without dying.

I don't think I've ever heard of flushing pressure pipes, mostly just soaking shower heads and cleaning faucet strainers, you're probably OK.
The softener holds something like 200lbs of salt, definitely no need to fill every day! It will need to "recharge" on a schedule but you don't have to do anything for that, it runs automatically.
You should be able to access a water quality report from your provider with the water hardness (we're 18.5 grains per gallon (GPG)). Then, find an online calculator and put in your water usage and hardness and it'll tell you what size softener you need. Keep in mind though, although the water heater looked bad, if you had really hard water for 12 years, you'd probably have issues with other things too like heavy spotting on glasses, inside of the dishwasher completely white with deposits, heavy deposits on shower heads, etc.

Well the wife and I have been looking at moving for the past year, at least. Finally broke down and posted our house for sale on Friday. By now (Sunday) we’ve had 5 showings and now have two offers. We’ve sent counters to both potential purchasers telling them to bring their best and final offers by 3pm tomorrow and we will choose by 6pm. There is also someone coming to look at it in the morning who may, if they are interested, get involved in the little bidding war. I’m stressed beyond measure, I hate this shit.
Additionally, we haven’t found anything we really like close to both of our works, so it looks like we will be renting for a while

We priced it pretty competitively but the market is also pretty hot here right now, especially in our neighborhood. The majority of the homes in our neighborhood are in need of updating, so remodeled homes in good condition sell pretty fast. Our next door neighbors listed last week and were under contract in 4 days as well. Their home was also nicely remodeled.

That’s a little brazen for this area. Houses rarely if ever sell above list price here. I think a best case scenario around here is selling for asking or within $1,000 of asking.

I'm sure you guys have heard, but it's pretty common for people looking to buy here do 10 offers over a few years; all with escalation clauses. We've talked about maybe looking around in a few years, but I have no desire to deal with that stress you're talking about.

this is why I havent moved.
this year we're making enough money that moving into a larger house/house with garage would be really easy... but I dont want to go through the stress of selling/closing, buy/closing and packing/moving.

Can you rent out your current house? When i moved last year i started trying to sell my house, but ended up keeping it when i realized i could rent it for 85 percent more than my mortgage was costing. If it's a hot area like that might be worth investigating since you say you're going to rent, it will give you some rental history tome too for next mortgage

I just sold my town house, in 2.5 days, for full asking price, no closing costs. I had 3 offers on the table, and they were all acceptable offers. I had 6 showings in 2 days. Its was super, super stressful. Now we are working towards closing. And I'm moving, and my life is in boxes, and its insane!

I could rent my house for more than the house note, easily.
Still have to deal with maintenance, renters, etc.... not worth it. The house you want to live in is not the house you want to rent out for income. I also have a fair bit of equity tied up in the house now.

Yup. Although selling was fucking stressful as shit, you think every little nick and dent will make someone not buy your house.
Our house went up on MLS 2 Friday mornings ago the 9th and had a full asking price, waived inspection contingency offer that night. We thought we priced a bit aggressively and am now stressed about the appraisal coming in high enough. It's a seller's market right now. It was kind of nice not to have to have an open house though...
Now we get to live with my mom for a couple weeks till our new house is available, closing date is April 9th and our house wont be available till late April. I do have a hankering for meatloaf though
