It's a huge setback, but it won't hold me back from my goals down there. Everything happens for a reason; hopefully I'll find an even nicer house at an even better price once I make the move.

The market is finally starting to decline down there... it's a trickle-down effect from this area. Many of their buyers were coming from up north where it's harder and harder to sell their existing homes.

I'm hoping to lowball some other builder and take advantage like buyers are right now up here.

So I've done it again. Wrote a contract tonight on a townhouse owned by friends of mine down here who were in a really bad bind to sell it and gave me a smoking deal. Townhouse is bigger than the old one, in a more desirable location, and cost less. Everything happens for a reason.

I'm not going to post up pics or anything until the keys are in my hands and it's a done deal. But they should be coming soon. Stay tuned for housewarming details

Closing in 1 week. The loan program I got through Bank of America was pretty much unbeatable for what it was, but not surprisingly you get what you pay for and the loan processor has been completely worthless. If you thought builder's mortgage companies were bad, try dealing with these people. I've essentially done almost every one of her responsibilities for her because I don't trust her to get them done. There's been lost paperwork, etc. They should be paying ME for doing this stuff... I'm actually going to write that if they send me a survey about their service quality.

Again it didn't really surprise me but I wasn't expecting it to be this bad. But, all of my ducks are in a row for closing as far as stuff I needed to sign, funds for downpayment together...I'm just not confident that everything is going to go smoothly at the settlement table due to BoA. We'll see ha!! Jenn and her friend are coming down to visit next weekend so even if I don't have the keys I'll get my friends to open it up for me and snap some pics.

hijack: i filed my taxes today, and got the biggest return I've ever gotten. As soon as I put in the interest paid deduction for the 2 months of payments I made last year, my return more than doubled! I can't wait for next year. to put it in perspective my return is going to be enough to buy the deck i'm building on the back of the house, or to put another way, to pay for my gas for about 10 months of my commute out to WV.

That is one thing I'm definitely looking forward to is my tax return next year. I always get raped every year and owe a few grand in taxes, next year I'm hoping it will be different since I can itemize and write off the interest I'm paying on the house and all of the business expenses I'm going to incur.

Whew it's finally a done deal. Settlement took all of 15 minutes heh. I'm drunk and tired, just got back from celebrating at the bar with my friends who I bought it from. I'll get the pics up tomorrow. They're not great (it's tough to take pictures of a townhouse) but it gives u a good idea of what it looks like. I walked through it tonight on the way home and I was surprised again at how big the garage is for a one car. I really think it could have been turned into a 2 car if there was no deck on the house and they widened the driveway.

Finally got some pics up. Gonna be pic heavy, sorry! It's really tough for me to get good angles in a townhouse to give a feel for the space, but this one is a lot bigger than the previous one.

Rear with garage shot. The garage is AWESOME. It's a 1 car but really it could probably be two if you moved the door over a few inches and got rid of the deck posts. There's enough space in there for more cabinets and a bike too

Basement rec area. I decided I want to install unprimered trim, stain it and give it a game parlor feel. It's not big enough for a pool table, but will be perfect for bumper pool / poker table and a bar.

That's it. Closing went surprisingly smoothly as I signed my life away. I got a killer mortgage program but paid for it with the shoddy service. I ended up writing a really nasty letter to one of the mortgage managers there, but likely nothing will come of it. I picked up a ugly green but super comfortable leather couch and recliner combo from someone off of CL tonight for $250 which was a total steal. She even gave me a free microwave she was trying to get rid of which I'll probably flip to recoup some more cash

So it begins! The end of car modding (sort of) and beginning of house modding I'm still shooting for an end of March / Early April for a housewarming throwdown, but may possibly drag it out until the end of April so I can roll my birthday into it as well. The invite is open to all of you guys for whoever can make it down, and if you're going to be in this area sooner than that you don't even need to ask, just let me know when you're going to be here and I'll make up beds for you!
