There is something to be said for part of the country, as far as costs. I'm sure most things are cheaper in Frederick.

My second painter/carpentry company won't be here until the end of the month, due to my schedule. I still need to find a few gutter companies to bid replacements. I hope to knock that out Monday before I get on a plane.

I looked it up. $110 month for 4100 gallons, so about the same

Same time last year it was 3000 gallons. The difference was fixing my lawn during a dry October.

The second roofer was at our place at 12:30 and I had an estimate by 3:45 same day. I guess I just have good luck with contractors. That's a lie - a roofer I got via word-of-mouth asked me to text him details and he never got back to me. I'll take 2/3, though.

He recommended against patch work because it will be noticeable and the roof doesn't have that much life left. They don't really do patches like ours, because they don't feel it's very cost effective. He said a quote under $2000 to patch it was reasonable, but he personally wouldn't do it. Of course he's got financial interests in selling me a whole new roof. The nice thing about this company is they'll also do the gutters, which is one less contractor to deal with.

Anyway, he quoted $9900 for a new roof (including cutting gables back), another $1800 for new gutters, and $300 to add roof vents that got flagged during our initial inspection (and has been on my list to do since then). The roof includes a 20 year transferable warranty.

I think I'd rather have a new roof for an extra $8,000... especially since they'll do the gutters too. Both these companies are highly rated, so neurotic me wants a third opinion so I can triangulate what the roof really should cost. I'm starting a new job tomorrow so I'll probably just say fuck it and have the second company do the whole thing.

Make sure thats not a 20 year shingle. They are so cheap you'll only get 10, and warranty only covers materials in the best case scenario

Some possibly helpful advice... My parents have one of those touch to turn on kitchen faucets. Yeah, don't get one of those. Unless they've gotten much better, it's the most frustrating piece of crap. Touch, no response, reach to touch again, it comes on before you can stop yourself from touching, turns off. Touch to turn on, nothing, touch again, nothing, touch again, nothing, touch again somewhere else, nothing. Turn off at handle, turn back on, it comes on, then shuts off because it thinks you touched it.

That's hilarious. I convinced my wife not to do that when we did the kitchen reno a couple years ago, mostly for cost and additional wiring. Now I'm glad for those reasons.

I want a foot pedal to control the water flow... I saw it at the hospital and thought it was great. It could prove an issue with a toddler. The kid just found out about the fridge water/ice dispenser..... Aaaaaaaand now we need to use the stupid lock on it...

We have the Moen touchless faucet in the kitchen. You just wave your hand over the sensor to turn it on, then wave it again to turn it off (it has a time out too).

I love it because it allows me to move much faster in the kitchen when I'm doing food prep with meats and have to wash my hands before I touch something else. The downside is that 2 of them have failed under warranty so far...

Automatic sensors never work in a commercial setting and those are designed for hundreds if not thousands of uses per day depending on the application. I can't say I'm surprised they are less than ideal in a residential setting.

mirrors are gone. slate, i dont hate it, but its all going - will have acacia solid flooring across the whole level. I wanted to raise the living room floor to level it with the kitchen/dining room/entry but it wasnt in the budget so we're doing some LED lighting along the ledge there and some different color bullnose trim on the edge.
