House modding...that's too funny.
Did you get a good rate? I was looking at refinancing and over the last month the rates went up about a full point. Hopefully you got locked in...

Thanks for the congrats guys! Oh yeah I didn't really say, it's in south Charlotte in an area called Ballantyne (arguably the most desireable area of Charlotte) right around the corner from my good friends that I'm staying with. It would be the equivalent to an Ashburn or the nice part of Fairfax. I'm about 25 mins from uptown Charlotte and about 2 miles from the SC border.

Yeah the rate was killer. Got 5.5% on a 5/1 IO ARM (which is fine for me because I don't plan on being in this house for more than 3-4 years). All closing costs paid, a couple of free programs included like 1 year of mortgage protection. Basically if I got involuntarily laid off for some reason, was injured or ill and couldn't make the mortgage payments BoA covers it for 6 months for free.

Rates just jumped up again to over 1% more now though, so keep your eyes on the Fed ... it's still a good time to refi just wait till it drops again.

That is one of the more interesting correlations, fed rate to mortgage rates. Mortgage rates tend to decline ahead of a rate cut and climb again just ahead of it, usually to levels below the where the decline started though. We get a lot of people that show up after rate cuts and really itÔÇÖs too late at that point. By too late I mean they need to wait for the pre-cursor of the next rate cut. By the time the fed cuts rates, the mortgage rates have gone back up.

We were locked in at 5.25 but closing costs and declined value brought the LTV too high.

Anyway, back on topic. Paint is cheaper than turbos but use good paint, no wally mart stuff

Ah yeah for sure, mortgage rates tend to do the opposite of the Fed rate when it's cut because investors lose confidence in the value of the USD apparently. My buddy in the mortgage industry was telling me that watching the bond market (I think it was?) was a better indicator as to what the mortgage rates were going to do.... if it drops, the rates drop.

+ a million on the paint. I was really lucky actually and didn't realize it until I walked through later but the color they painted the walls in the majority of the house was the same exact color I was going to paint ha! So that saves me a lot of time. I'm probably going to repaint the kitchen like a wine color but more red, the master bedroom potentially the same color and the master bath whatever, maybe a deep blue.

Good brush and roller is important. Get a good one and wash it. It will last a long time.

Def... and you're supposed to do something to the roller before you use it or you get orange peeling right? I can't remember what it was, I remember talking to the painters I used to work with about it.

i dont think there's such a thing as orange peel in putting paint on drywall. Basically take some duct tape and pull the lint off the roller before you start and you'll be fine.

If you are doing multiple coats sand with a wide area sand block and you will be fine. Orange peel is not really a problem as far as I know. You are not really looking for a reflective surface on your walls.

Im pretty sure he is going to zaino his walls , HIDs in his lamps, tint his windows, put carbon fiber vinyl on his counters and a body kit on his toilet.

I've seen the orange peeling when guys are painting new homes. It usually happened when they opened up a new roller. It's not really noticeable unless you hit the right angle or the light hits it just right. I'll give it a go though... worse case scenario I can just paint over it.
