Which would require an engine tear-down.... not what i'd like to do.

Nope.
A reman engine is $4-$5K installed. Rebuilding/refreshing a good running engine isnt much less, but should last just as long. A bone stock engine can go anywhere from 30-100k, I have no idea what an engine with "reliability mods" (downpipe, no cat, exhaust, better cooling systems (both IC and Rad), better tuning, silicon hoses (see: rats nest), etc, etc) at stock boost levels will last. Maybe Jack can chime in on that.
They are like hot, high maintenance girlfriends. Great to look at, a blast to ride, but a pain in the ass to put up with.

an FD will cost a LOT more to track than an ITR. You have to modify that before you track it... period. after the initial investment, it will still be more of a hassle. I would save a lot of money before tracking an FD.
I'd also do a full exhaust, intake, radiator, make sure it has 2 oil coolers... after all that, it would still not be nearly as reliable on track as an ITR.
PS... rats nest. ewwwww...
But how long is a modified (for reliability) engine good for? Mostly street use.... is it going to outlast a bone-stock engine? Or just less hassle.
