Help me find a place

Hey guys. I'm starting a job in Reston like january 8th or so. I need to find a freaking place to live. There are so many listings, I can't possibly see them all - so i was hoping if anyone runs across a place or anything, post it up here so I can check it out. I'm coming up this weekend to look at places with my prospective roommate. Heres a list of stuff I need in a place:

At LEAST a one car garage. Two is preferred.
Two+ bedroom
Allows Pets
Is closer to DC than manassas
Townhouse preferable
No ridiculous income checks/ridiculously high minimum income requirements
Less than 1800$ a month. 1600 is ideal, anything else will be pushing it.

Also - if you are a cool person, or know a cool person that would want to rent with us, obviously we can adjust the monthly amount to accomodate, and can afford more with 3 incomes. The only issue there is, I'm paying more than my other roommate(s) for exclusive use of the garage space(s). Thanks!

I will piggyback your thread if you don't mind, but I have been lazily looking for a condo/rowhouse in the Old Town Alexandria area.

Well, you're going to have to do the legwork, really. It sucks, I've done it a few times, and it may take a few weeks to find something.

I'm definately not opposed to purchasing, but I fgured I wouldnt qualify for that unless it was like a lease to own type situation. Does a fresh out of college first time home buyer with virtually nothing down even stand a chance of buying something?

It depends on what kind of monthly payments you're capable of making. You can finance your down payment / closing costs 100%, and there are plenty of good first time homebuyer programs out there to help you with your payments. We have some really good 2-1 buydown programs right now, outside of the stuff that is offered for first time homebuyers.

Yeah - I thought it was going to be CC at first, but after I accepted the offer, the actual person/place I'll be working for is in Reston.

Buy a House, any kind of house. You can get 100% financed no problem, you'll probably get approved for 2x the amount you could actually make payments on. I doubt your monthly payments will be much higher than renting and you will get your $$$ back when you sell it, and you won't be locked into a 1yr contract to live there. You won't share multiple walls with other creeps (well, unless you go townhouse).

I rented for 1.5yrs after getting my job and it was the dumbest thing I'd ever done.

While it is true you might not be able to buy a house in the same area that you can RENT, you are still better off sinking your $$$ into a house. Is that 6-800 for the entire place, no roommates? I doubt it. So buy a house and get a roommate, problem solved, a 300k house, given the right person doing the financing could only run you $1500, or less.

There is NO argument for renting, unless you just HAVE to live in the middle of a city and not 15-20 minutes outside of it.

The only thing you want to be careful of when purchasing in that scenario is that you have a consistent renter. You don't want to be stuck with a mortgage payment you can't afford because your roommates back out on you. I know a couple of people in that situation right now, and they have to sell their homes.

Renters back out? How does that happen with a lease... or were they too stupid not to sign one because they were living with "long time friends who wouldn't screw them"?

$1500 after getting a roomate.....

In the long term, is paying 2x much for your living arrangements worth while? In addition to taking care of the house upkeep, fixing busted stuff... It just doesnt add up for me.

Living in the middle of the city, buying makes even more sense than renting. Condo costs in DC arent that bad - ironically, about the same they are in the 'burbs in some decent neighborhoods, and rental cost is just as much as the mortage costs.

The lease isnt worth shit if your renters just pack up and leave town. You get their security deposit, but good luck trying to collect on what they owe you for the rest of the year.
