Does it take into account recent sales in the same neighborhood, instead of sales 6-12 months ago?

Yes... it also allows for accounting of houses that aren't sold and the number of days on market (read: high DOM means it's overpriced). It even takes into account homes that are under contract but haven't gone to settlement yet.

Was a good article in the local paper yesterday... showed housing sales in Northern VA (volume, not value) dropped 29% in the past six months. Unfortunately, they still increased a little in Arlington

I don't go out that often, but I definitely do want to live here... Proximity to DC and all that happens there, metro is closeby, great parks, etc...

enjoying dc != being bored at 8pm, grabbing some coffee or ice cream and just sitting at a monument. granted, i don't do that often, but it's that type of unplanned perk that draws me here.

I support that statement. Being close enough to bike in to DC in just a few minutes is a huge plus (for me) of living in Arlington.
