I dont have any data other than simple economics combined with my experience, so call it my opinion if you will.
I know plenty of people who simply refuse to live in HOAs, and talking to my real estate agent she said she has had many clients who wont look at HOA homes. Enough of this and its going to reduce demand.
I also have seen many neighborhoods without HOAs that look great, I think the scare tactics of the "horrible neighbors with rusted out cars in the lawn" arent realistic in this area (unless you live next to me EDIT: or out in BFE where chris likes to live )
