I would not rely on anyone else and their prep. They're getting ready to unload a house and I would assume will do the bare legal minimum to sell the house and not be sued later on.
Instead I would just control your situation more and be prepared to walk on anything you deem unfit for purchase. Having a rental place lined up that is acceptable in the short term and paying to cancel that lease if you end up buying I feel is a lot less risky than hoping the future seller will work with you. Perhaps that's just my general distrust of people coming out though.
