And, we're mostly done.

Some background - its a 3-level townhouse that was 'renovated' about 8-10 years ago - they did some really nice things, like the hardwood floors, adding a bathroom upstairs and in the basement - but every fixture, sink, appliance, toilet paper holder and everything was the cheapest shit you could get from home depot and none of it has aged well. I think at this point they're all gone.

The only setback was the contractor that I hired to install my tile & bathroom trim put a baseboard nail through a water pipe. No one's fault really but it meant taking out the sink cabinet, replacing a 2x2 square of drywall and repainting and that set me back a few days.

Here's the punch list -

- remove old shitty baseboard, install new (taller) baseboard & stained shoe molding on main level (I cant believe how much of a difference this made, I love it)
- removed chair rail on main level (also glad I did this)
- removed built in bookcase in living room which allowed me to move the tv to where the bookcase was and open up the floor quite a bit.
- all 3 upstairs bathrooms, remove pedestal sinks, new paint, new floors, new light fixtures, medicine cabinets, removed medicine cabinet in powder room and hung a mirror, install floated ikea sink cabinets and new bathroom hardware. I had to open up the wall in the long hall bathroom and reframe it for the new cabinets & lights, but, way better than the fucking pedestal sink in there before. I left the showers and tubs as they were, nothing really wrong with them, or at least, they dont bother me and could be changed later without undoing any of the stuff I already did.
- kitchen - new floors, refinished cabinets (stripped & painted), glass tile backsplash, new appliances, swapped out the island (black to white) and stools, new countertop, faucet & sink (the single sink is amazing)

I did all the demo and hired out the tile install, which was nice, and I also hired out a crew to come and paint all my baseboards and trim which was a huge life saver for me. They were awesome. The rest was on me, and took about 2 months to do the work. The only thing I wish I'd done different was instead of painting the cabinets was order new, pre-painted doors and then paint the frames because that one wasnt worth the time. That was a seriously time consuming project, it took me a full weekend to do all of the prep and get one coat of primer and then its about 2 hours to get a coat of paint on then wait 24 hours between coats. The previous owners went did a really shitty job staining the cabinets, way too dark with drips, spots and runs everywhere and I wasnt able to get through it all without tearing up the doors in the prep. I've already had to go back and re-paint over some chips that have come off, so after all the work I may end up replacing the doors down the road anyways with shaker-style doors.

I have 2 light fixtures to replace in the stair well and paint and nail in some trim for the toe kicks & 1/4 round where the tile meets the cabinet. Also need to get a flooring guy/company to come and either replace the carpet on my stairs or replace with hardwood. Not sure what will do, likely whatever is cheaper at this point :lol: I'd love to do... something with the stair railing but that's... another time.
