You are exactly right. I'd say for the last 6 months that is the way the Richmond market has been. Houses seem to fall into 2 categories, either they are way overpriced and sit on the market for months or come in listed reasonably and are under contract within days/weeks. We saw this starting when we decided to buy our house and it has definitely become commonplace of the market. I think you are making the right choice to rent for the time being, figure out which area you really want to be. When the right one pops up make on offer with a short close period and you will have a very competitive offer. We recently have had two houses sell in our neighborhood that listed and went under contract within a week. One positive is that there is a TON more inventory now then what was available a few months ago. Wish you guys the best in your search.
