Mikey, that sounds like a gem of a car. Seller sounds straightforward and knows the history of the car. Everybody does the Toyota brakes... It's easy to swap 240sx rear brakes to replace the drums, if you want.
Don't sweat rust bubbles on the hatch, that can be repaired. I'd be more worried if you see it on the body, frame, or footwells. The battery tray is especially prone/known for rusting out. If it's a real whaletail spoiler, they're rediculously awesome but also hard to come by so you could sell that to recoop some $$.
The primary reason that Zs have a gas smell is b/c of an air resevoir (i can't call it anything else) located in the passenger quarter. The rubber gets old and leaks fumes. Remove it and make sure the gas neck has good rubber and you shouldn't be smelling any more gas than any other car.
If I were you, I'd be cancelling plans, getting my $$ in order, and leaving tonight...
