Are we comparing home values? Our 81 y/o, 2 bed, 1.5 bath, 1900 sqft (1300 finished) house would sell for $725k-$750k. Then again, we actually live in a city and not the suburbs. I'm pretty sure we couldn't afford to move. Pheeeew you don't want me to start pulling homes in that price point

I don't think I'd want them, even if I could afford it. Our last house was nearly 3000 sqft and all we did was pay to heat/cool rooms we didn't use and fill it with stuff. There are things I wish were different about our house, but I no longer covet big, brandy new homes. After we add a bed and bath to this house, I'm dead set on buying a small, cheap cabin in the woods. I want a place I can teach my kid to ride a dirtbike. :-)
We didn't pay NEARLY the homes current value... I ain't made of money ya know. :lol: We've gone from 20% down to 40% equity in two years. We've probably put $40k in the house, so it's not all the crazy Seattle market at play. There will be a correction... eventually.

The people who originally built/owned our house raised five kids in it. Both my parents were one of four kids in houses that were probably the same size. I was raised in a 2300 sqft house. Big houses is a relatively new thing in our history. Other countries? Fageddaboutit.
People make the best choices for their needs - we have decided smaller is better for bringing our family together and encouraging us to use the great outdoors as our playground. For us, I cannot imagine a scenario where 3200 sqft wouldn't be future proof. Then again, I'm pretty sure I don't actually want a guest room because that encourages people to stay with us. :lol:

My wife and I have stayed at Mike's house. :dunno:
...and get this, both he and my mom stayed at our 2/1.5 at the same time. (insert mom joke)
What was really awkward was when we visited Mike and Heather in their temp apartment after they first moved to PDX - the only bathroom was in the one bedroom and we had to go in to use it in the night. That was worse than having to get up while camping to piss in the woods.

I lol @ 3200 sq ft. I want none of that. Would rather trade sq footage for convenience, commute and having things nearby if not in walking distance. Have enough trouble keeping 1800 sq ft clean now with 2 dogs.

We will be 3 minutes from Harris Teeter, banking, urgent care, library, schools and one of the best BBQ joints in CLT, 5 minutes from a Publix, walking distance to 4 baseball and 4 soccer fields and a walking trail, gym / rec center and pool for our community (they are building a second pool that I should also be able to walk to), can go on and on. Commercial properties are exploding around that area so it's only going to get better. If you are into smaller homes there's nothing wrong with that. But never having been a "city" person I have never seen the need to be that close to everything and deal with the hassles and extra costs of city living.
I could pull up some $450k condos in the middle of the city here if that would keep you feeling woeful? :lol:

Sorry, cant have guests using my personal bathroom. Personal preference, and I can afford it (and with all the numbers these guys are dickswinging, they can too).
I can understand big houses and small houses. I can't understand when having people over for drinks them using my personal bathroom  I would be fine with a 20x30 garage and a 1800 square foot home. Alas, that does not exist in Northern Virginia.

Can't tell if serious. Guests don't need a closet or their own bathroom. I've had six people stay in the house for a week before. Wasn't a single problem. If I keep the house in the coming months, I'm turning the attic into an AirBnB apartment.. Yes, sharing a bathroom WITH STRANGERS ZOMG. I may also put 1/4 bath in the basement in the very near future because even when it was just wifey and me I'd have to pee in the utility sink or run to Whole Foods for an emergency.

Back in the old days, bedrooms and bathrooms were on ground level and there was no such thing as en suite bathrooms. No one has to enter our bedroom other than to see where the magic is made.
There's a good bit of "my" in this discussion - bathroom, mancave, etc. Maybe I change my mind when I have a kid, but that stuff doesn't appeal to me anymore. I get that people have their own preferences, but I'm not sure why it's that hard to understand people don't actually care about 4 bed/3 bath houses.

Agree as well. When it comes to time to house hunt, Toni and I will be looking for a place where we will have our own bathroom and guests can use their own. Obviously you CAN make it work, we would just rather not have to.
Key word, though, is personal preference. To each their own.

Yeah, bathrooms in a bedroom is pretty much a McMansion thing. There are two doors in my bathroom, neither of which is the master bedroom.
Why do you guys do in there that's so sacred? Or maybe it's that you can't imagine anything other than a bathroom that requires walking through a bedroom?

Like, almost all of them because that is what most people actually want now. It's only older homes for the most part that have detached bathrooms intended for the owner's use.
And we don't do anything in ours that you probably don't do, I just don't want our guests, and especially strangers in your case, all up in our personal space
