lol, i appreciate the advice, but this commute issue has taken up like 2 full pages. I get the point, and it's too late now.

and to RJ: The neighborhood is full of houses with approximately the same floorplan, and the ones currently being closed on, or still on the market are selling for 250 - 280. The house I have is optioned out a lot, the only thing it doesnt have is the morning room...so I basically am walking into it with at least 40k equity. Matter of fact, the next people in line behind me to buy this house were currently closing on the same house elsewhere int he neighborhood for 270k, and were trying to get out of that really quick and get this house..but I beat them to it.

haha - about 2.5 miles looks like. ALso - no kidding, the house is pretty convenient to SP. I wanna say like 8 miles...could probably rent out a room's floorspace for cheap for some of you guys..haha! Even have garage space for last minute wrenching.

A morning room is a place to drink your coffee and read the paper. My parents use theirs pretty regularly but they're old.

lol, yeah - that's what I can't figure out too - the way the kitchen is set up - there is a bar under the island, so you can sit there, and theres a place for a kitchen table under a light, AND there's a dining room...why would you need one more place to eat? who knows. 8 kids maybe?

They usually have a lot of windows and are set up so you can put couches in them. I'm telling you, it's an old person room.
