Are you married now, or did you afford the place on your own? Could you have afforded that place by yourself as a first time homebuyer with no home equity, in an entry-level job position? If so, you're an exception to what most people have to go through. One thing I strongly recommended to Derek the other night, and I'd recommend it to any of you as well. Don't buy a condo if you're looking at it as any kind of investment. If you think the used home sales market is bad right now, just take a look at the number of new/used condos for sale right now. There is a 3 year backlog worth of condos for sale right now, so it won't be easy to unload it any time soon. The other benefit of a single family or townhome is that it gives you more space to rent out to your friends to help lessen the impact of a monthly mortgage. A friend of mine bought one of the townhomes that I built in Chantilly, and he's renting to 3 of his friends ... saves him a ton of money. Plenty of parking along the street for extra vehicles, even a gravel lot right in back (that probably isnt permanent though) I called the HOA and asked about trailers. She actually got offended that I would even think of such a thing, and reacted like I asked if I could decorate my lawn with mutilated animal body parts. The commute is almost top on my list of shit just under garage. HOA's are terrible sometimes. My sister's community require shutters on all windows and grass cannot be any longer than 2inches at any given time and some other random shit. Another point of concern is the "tie you down to this area" concern. Joan and I were about to buy a house last month but then we realize that it would just become another anchor to keep us in NoVA. - Apoc - 11-10-2006 As annoying as HOAs can be, I actually like that our new one is a pain in the ass. The HOA in our old neighborhood had no real teeth (I know 'cause I was on the Board) and ask Ryan (et al) how shitty and run down the neighborhood looked. Our current HOA will give you a notice if your grass is too long and while annoying, that sorta stuff really goes a long way towards the curb appeal of the community. The neighborhood is only 4 years newer than the old and it's a world apart. - Evan - 11-10-2006 as warm and fuzzy as it makes you feel, an HOA does not positively affect the values of the homes in the community, as is supposedly the whole purpose of them. There are a lot of people who refuse to move into a HOA community, and supply vs demand will always trump any attempts to artificially raise the value of a community. |
