I decided that it was stupid to try and bid up 150k houses to 170k when I could look at 180k houses and bid them down to 170..... The new digs - owner accepted my offer this morning (so long as the FHA inspection stuff goes OK, which it should): ![]() I'm f-ing stoked. Roof was replaced around 15 years ago w/ a 30 year roof, still looks fine, newer hot water heater, new garage door, new windows on 1/2 of the house ("the drafty side" - lol), newer washer and dryer. It's going to need some minor drywall repair and paint (the woman's husband had alzheimer's and lost it a bit at the end), new carpet throughout (70s shag doesn't do it for me), its missing some cabnet faces in the kitchen. No deck (it is on the shorter list of improvements I want to do to the house), and I don't have any more pictures of the house (didn't bring my camera.) I'm just hoping the inspection doesn't turn up any deal breaking issues with the house (structural issues, termites, bad roof, corpses in the attic.) The woman will have to nail a couple of boards over the back sliding door for it to pass the FHA inspection (there are no steps.....), although that is the only thing I saw that I really thought would fail FHA standards. Re: House Purchase Advice - Mike - 09-11-2009 i'm sure you can look reviews up online. you DON'T want a settlement company that sucks. they hold all the marbles and can basically fuck you as they please. stay away from wells-fargo... sister just had a hell of a time with them. I would do some quick research and find a reputable one in the area. I really dont like the idea of settlement company affiliations with a seller or a realtor. (there is a reason that by law a seller/agent/bank cannot dictate what settlement company you must use) btw, congrats adam. home ownership is awesome. your house actually looks very similar to mine. Now the real work starts :wink: I'm really excited about this whole deal. The house needs a decent amount of TLC, but the previous owner took care of most the plumbing issues, fixed the garage door and did a nice job of cleaning the house before she left :beer: . If I'm feeling extra ambitious I'll start a project thread. Just so you know. Move to Round Rock, TX, about 15 miles north of Austin.
