Nice Derek, I'm sure you'll get used to the commute as long as you leave at the right times. I used to commute an hour and ten minutes each way to Edinburg, and it wasn't the end of the world. Got any pics of the place that aren't down? What is the name of the builder?

Looks like you and me both will be in a house by the end of the year ^_^ Except mine is in an irrigated golf course community 15 minutes from downtown Charlotte and 5 minutes from Lake Wylie =P

Ryan Homes is the builder. I think I'll get used to the commute. I'm not too concerned about the drive - like i said, i did it at rush hour, and it was 1:15 minutes or so..i can live iwth it. This is one of the first say..i dunno, 30 houses in a neighborhood that's eventually going to have 220 according to them..I think I'll be doing pretty awesome come sell time.

I'm buying a Ryan Home too =P ha ha... I get a couple of discounts though because our company owns Ryan Homes. It's a good builder and they have a great warranty... so you chose wisely. I also looked at that community about 6 months ago, and it's not bad out there, but yeah a little far for me.

Oh, did you saying you're buying a to be built home, or is that a spec home you're buying? They chose some decent options in that one. Awesome looking house man, you're going to love it. I think you'll get over the commute as long as you get your schedule worked out. It's just like when you're at JMU... you had to leave mad early to find a parking spot =P

Unfortunately the only pics I have are on my camera phone which I can't upload. The 2 story great room, loft and owner's suite are unbelievable. The house is about 1837 square feet.

The community like I said is close to Lake Wylie, downtown Charlotte, Lake Norman, Carowinds (like Kings Dominion) and most importantly some good friends of mine who live down there. Golf course community, pool, the entire community including your yard is irrigated and mowed / maintained, included security system, all kinds of neat stuff. The only options that I priced in were:
Cherry spice 42" cabinetry (highest level)
Gas fireplace with slate surround (the rear wall looks weird without it, I saw some photographs that were taken from a house under construction)
Loft w/ upgraded railings
4 extra recessed lights for the kitchen, 2 standard fixtures there deleted
Level 1 carpet & pad upgrade throughout the house

I still have some good contacts from working in construction, so the easy stuff like countertops and upgraded flooring can come later. After my employee discount and standard incentives (employees aren't allowed to negotiate Sad ), it looks like the price will be about $175k, with 3k in closing costs paid and our loan origination fee waived.

Nice. I was able to get a loan through WV's equivalent VHDA..so basically I'm paying less than 200$ over my rent.

The story behind this house, best I can figure, is that it was under contract - and the builder had hand money to build it. The buyer backed out for whatever reason, so the builder took that hand money right off the top. All the other houses in the neighborhood under contract are closer to 300k..according to the realtor. I jumped on it like an hour after it was listed, and its a good thing. I looked at Ryan Townhouses..and could've gotten one in closer for the same price..but i said fuck it, i'll drive 20 more minutes and get a bigger SFH for less money.

Wish me luck..go to inspect tomorrow, and put the contract to it, assuming the realtor or builder havent fucked me over since this afternoon and sold it out from under me. About an hour after I got my approval, apparently some people buying another house in the neighborhood found otu about it, and tried to change to this one, but I'm supposedly first in line.

edit: I'm with ya on the flooring and countertops...some nice dark granite in this house, and tile floors will really set the kitchen off. ALso - theres no deck, as you can see. still deciding whether I want to do like a cobblestone patio, or build a deck.

If it's a spec home, you should submit an offer for an even lower number dude. This is still a buyer's market and builders absolutely hate spec homes because they're carrying interest on it for each month that it's still in their possession.

Go check out the home, if you still like it, go to the salesperson and tell them that you want it for $180k, or $179 or whatever and you'll write today if they can give it. Make up some shit about how you can get a Ryan townhome for that same price closer in and have a shorter commute... yadda yadda. Trust me, you've got a lot of leverage, especially since it's a spec. You'd have even more leverage if you didn't use a realtor

Dude I'm so down! I was just there the other night drinking at The Rusty Rudder, then we drove over to Denny Hamlin's house (yes, the NASCAR driver) and partied because one of the guys I was hanging out with was friends with him. No lie! It was un-fucking-believable!

No worries about the boat, my good friend Scooter has a twin-engine Yamaha that he takes out on the lake all the time! He'd love for an excuse to take it out and powertube / wakeboard etc. 8)

Well, when I first found the house, it was listed at 215 - and just for asking i got it to 199,900. The only thing I think I can really bargain on that;s left is the no deck thing. Might be able to get another 5k for that or something. Or I'd probably take the price i have it at, if thye give me some cash to get out of my lease at the apartment.

That, or some help with closing costs on the back end. It doesn't hurt to ask, if they say no they say no... but if you hardball enough they're probably going to take it. Have your realtor help you if you're nervous about asking. =)

Have you taken 7 during the morning commute? I lived in Leesburg and still took the Greenway to AOL because the traffic was so bad. Buker Hill is like 5x farther from Herndon. When you realize you can shorthen your commute by 25% for $3, the choice gets a little bit more tempting.
