Buying houses sucks and that one fell through and I hate everything...but onwards and downwards.

What's the good race shop in the area, anyway? Doesn't have to be BMW specific, but when I eventually strip some threads or don't want to deal with a bitchy seal, in which direction shall I go? You know, looking for the shop that preps cars for track days. I'll miss Racewerks down here; those guys have treated me well.

As for non-Richmond/general real estate talk...plz stahp. :lol:

Well, we're technically here as of a couple days ago, but just in temporary housing. It's proving to be remarkably difficult to buy a place. Fell in love with one last week (on market for 6 days) - as we were preparing our offer, it went under contract. Another ideal one popped up yesterday, but is also already under contract. There must be a ton of people looking for what we're looking for.

At least we're local and ready to jump.

Also, super impressed with the draft selection at Capital Ale House.

You are exactly right. I'd say for the last 6 months that is the way the Richmond market has been. Houses seem to fall into 2 categories, either they are way overpriced and sit on the market for months or come in listed reasonably and are under contract within days/weeks. We saw this starting when we decided to buy our house and it has definitely become commonplace of the market. I think you are making the right choice to rent for the time being, figure out which area you really want to be. When the right one pops up make on offer with a short close period and you will have a very competitive offer. We recently have had two houses sell in our neighborhood that listed and went under contract within a week. One positive is that there is a TON more inventory now then what was available a few months ago. Wish you guys the best in your search.

If you like Capital Ale house there is another one called Sedona Taphouse at Westchester commons that has a large selection of brews. Once again let us know if we can do anything to help. Take care.

Well I'm glad someone else sees it, Shea - nice to have the validation that this market is nutty. But where we are is seriously temporary, and we'll look to put in an offer as soon as possible. May not be a great deal, may not be exactly what we're looking for, but it's time to move on with life.

Y'all don't have to twist my arm about beers or karting or anything of the sort - I'm down for whenever.
