In most of these the "master" bath is open to the hallway as well as the bedroom.

If it were me, I'd rather just use downstairs and have my own. I guess depends on the right tennant.

Maybe you can rent out the master bedroom, and YOU can be the guy going downstairs to shower if you dont mind?

I guess it depends on how much you want the place overall, and how long you're going to do this cost deferral stuff.

I will throw this out there I guess - I had a roommate for about 2 years. She was good to get along with, etc etc. Initially it was to defer costs, but I am thinking about getting another one, just because it is quiet as shit around a house with no people in it but you. Also, nice to have someone there to keep it from burning down or something if you're out of town for periods of time

So my neighbor's townhouse got appraised for $30k less than what I owe on mine...and hers is nicer. So much for refinancing in the spring.

That's where I used to live. It's a nice town but it's kind of shitty...there really isn't much to do locally other than go to Magnolias, which is still my all time favorite local upscale restaurant / bar. My mom still lives in a townhouse there.

Im pretty sure doing stuff is overrated. You spend most of your time at your house, in your house. Seems like you'd want to be there. I did some comparos a while back to see what 600k buys you in arlington and purcellville area. It's basically the difference between a probably not remodeled 50s colonial with like 6 converted bedrooms and one bathroom, and a new 4+BR 3+bath, modern layout home on 3 acres.

I am sure there is a lot of stuff in between those two locations especially in that price range, but I guess my point was I dont think I'd settle on a place that wasnt perfect and might have a bad roommate situation to have a place i dreaded going to every day. Going a bit further out might make you hate that extra 10 minutes on your commute, but you might be a lot happier when you got there.

What part did I lose out on exactly? By my guess, about 1500$ a month, whether I wasn renting a 1BR for that, or paying 1500$ more a month on my mortgage payment by living in a place with "stuff to do" which is always vague, and rarely unique to an area.

If I had kids and had any desire to live in NoVA, Purcellville isn't a bad area for the money. I can tell you growing up near Purcellville, because there is nothing to do all we used to do was drive around and do things we weren't supposed to do. I'm so lucky to have gotten out of high school without have been arrested or gotten into serious trouble.

As a parent, if all I did was sit at home every night like 95% of my married friends...again it isn't a bad area for the money.

For the record, if I was looking at Reston I'd also consider Sterling. Tongue I'm talking more like Tysons/Vienna.
