1/2 a townhouse? - HAULN-SS - 06-05-2007
I'm thinking about kicking my roommate out for being a bitch..so..anyone looking to rent 1/2 a townhouse? rent is 800$/mo in Herndon, off 28 and frying pan road.
You'd get your own bedroom, closet, and full bathroom. I have my SS in the garage, you'd get the driveway parking spot. townhouse is in a gated complex, nice area.
Cable/gas/internet/electric/water runs about 220 - 250 a month.
I havent said anything to her about this yet, but I'm fairly certain it's legal for me to kick her out, as I am the primary lease holder.
Any interest at all?
If not now, then in December she's definately out of there...I will be looking to move, or find a roommate at that time. I wouldn't mind staying where I'm at, because moving is such a PITA, but wouldnt mind trying to find a house to rent, preferabbly with a lot of garage space (read: 2+ cars..so I can keep my SS inside). Would pay up to 1100$/mo for the right place. Edit: prefer to stay on this side of town, but if it was cheap enough, could go to points east.

You'd be surprised. If you have allowed her to stay there any length of time then she has rights to be there, even if she's not paying rent you can't just kick her out. She doesn't need a lease or anything, all this is if it goes to court or you call the cops to have her thrown out. Now you may just ask her to leave and she might, but if she wants to be a bitch, don't even count on her leaving in December. I despise renting, I despise dealing with renters even more, I will NEVER rent a housing unit to ANYONE in my life EVER.

Usually the easiest way to kick her out, is to find some sort of violation against her in the lease agreement. Also check your cancellation and termination clauses, I've seen some agreements state that they could terminate the contract at any time with a 30 day notice, not sure how legal that is in some states but its something to look into for your next lease. If she is sub-leasing with no written contract, then check the state guidelines to see what rights you have. Also most lawyer's will give you free advise on this kind of stuff.

Hrmm..I think I'll probably just go with asking her, but I'd like to find someone interested in picking up the slack ASAP because I can't really afford to pay like 2 grand worth of housing related bills for very long. If she agrees, good, if not, I look into the "kick out" options. I'm pretty much sick of her being a dumbass, and being so cheap over everything (she doesnt pay cable, turns the AC off while I'm gone during the day, etc etc..just in general a cheapass)

I know you don't plan on being here much longer but if you think _maybe_ 2yrs you really should look into it. There are a TON of programs for first time home buyers that if you don't take advantage of, it's your loss. I'm sure you could drop 300k on a place and not be paying much more /month than you are now if you really had someone crunch the numbers for you, then in 2yrs turn around and make bank off it. The value of our place increase 1/3 in the 3yrs we've lived here, when we sell and get out of dodge, we stand to make a good bit, I hope enough to buy my new truck and build a fat ass garage at our next place.

The only thing in that price range I could afford would be a 2BR condo, and the condo market has taken the worst hit around here with falling prices - and they wont incease in value as quickly. If I bought something and sold it in 2 yrs I'd likely lose money when its all over.
When I took my new job I ran the numbers quite a few different ways for a place like that and I'd be paying quite a bit more than I'm paying now (my share on the place is $700), even if I rented out a room. Then I have to deal with condo fees, property taxes, maintenance, and so on... not worth it.
As it stands now, I dont think I'm going to renew my lease on the place we're in - too much hassle. But I also dont want to move all my furniture and shit again... so I figure I'll just sell off what I dont need, rent a trailer for my bikes and toolbox and GTFO.

Aww, c'mon. We'll have this place all sorted about 11 months from now! I understand the buying deal, though. I could totally settle for a condo like the one below my dad's place. Ground floor to wheel a bike in and out of, 2 bed rooms. Shit, I should get a mortgage, make Val pay rent, turn the living room into a garage, and rent out the spare room

AC is busted. Realtor is an idiot. Trash guys arent picking up our trash (i think someone forgot to pay the bill... homeowners are responsible for that). Getting stuff fixed when we moved in required lots of yelling. We still dont have keys for the bedrooms or the code for our garage door opener. Realtor is an idiot. The cable fucking sucks (could just be Cox, but its one more thing). Gerald still doesnt have proper hot water in his shower. There's a Ginger and a chinaman in the house
Did I mention the realtor sucks?I can keep going, but... you get the idea.
This is supposedly the reason I rent - I dont want to have to deal with this shit.

My grandparents just got screwed by their renter. It is the third bad one in like 5 years. They just got a judgement against her in court yesterday. She owes for 3 months rent and over $1000 for heating oil. They can't enter the house until Tuesday of next week...when we meet the Sheriff there to "take back" the house. I pay my rent every month before the end and I have never been late. My landlord has called me a model renter...wish everyone was responsible.

Yeah, 5-6 years old. But its got all the feel of a "put it up as fast as possible and deal with the warranty problems later" house. Seems to be pretty common with *most* new places around here - Lee probably has better info on that though. Lots of things werent well thought out (outlets, lights, switches, etc).

Ah, yep. Very common in newer townhouses... The one I lived with Hawley in in Fairfax was that way despite it being worth a good chunk of change.
