All the Facebook stalkers know... Sylvia and I bought a house. Some of you know, we need garage space. Motorcycles, hondas, and Jeeps rule the roost. 2500ish sqft, 5.55 acres, and a two car garage... sorta close to Summit Smile

The house is "move in" ready. Sure there are little things here and there... there will always be those things. The "trouble" spot was actually the garage. Could we move in and make this 2 car garage our bitch? sure but why not work on the "trouble" spot. The whole garage was in Killz and the tape joints where breaking/broken.

YES that is a mop sink... and YES there is a drain in the floor. car wash only! we are on well water, we arent trying to die.

Rex, Julie, and my parents showed up to help clean up around the house and rex gave me a hand mudding the cracks. its been 10 years since i did dry wall work. it showed the next day, but ehh, its a garage. I (the colorblind one) chose battleship grey... TOOOO DAAAA! we will be doing "gloss" to all sides... and the white will get done next lol.

I'm currently researching floors. I know Rex will swear by his epoxy set up... I "show room" turn my motorcycle twice a day... "paint" floors will die in weeks with me. I'm not sure i can seal/polish the concrete "in time" for move in. it might be an option down the road; a stain/waterproof set up or something like that.

current students that are chem majors... God bless you if you can figure something out that really penetrates concrete, protects it from abuse and oil, and last 5+ years.

The place is really nice. It's way more than just a garage, very quiet and "innawoods" while still being shockingly close to major highways.

It probably wont be until May. We will be inbetween Fairfax and Middletown until March 31st... give 4-6 weeks to get sorted out

Next weekend i'm going to attack the ceiling... anyone have a tall A frame ladder i can borrow?

Place is great. And now has 2 twin beds as its only furniture. Diesel and Kreetin, properly broke in the living room, by peeing on the carpet. But yeah, Its awesome. I'm so glad Kaan and Sylvia are back in the valley, and living in my old stomping grounds. While we don't have to stay with them on Track weekends, I'm glad they are close enough now to grab dinner or lunch on a weekend. But K & S, remember to baby proof this house, cause in 6 months, this kid is gonna be coming to visit.

Kaan -- why not rent an airless paint sprayer for the day if you have to do more painting? Think I'll be doing that for the ceiling of my garage since painting ceilings is a pain, that or hiring some peeps from the 7-11 Wink

As for flooring -- have you looked into VCT tile? Here is something from garagejournal (<!-- m --><a class="postlink" href="http://garagejournal.com/forum/showthread.php?t=99502">http://garagejournal.com/forum/showthread.php?t=99502</a><!-- m -->). It has Wolverine clear epoxy over the tile for the added shine.

I'm assuming the garage is around 400sqft? I think you could probably do VCT for about $300ish or cheaper if you know anyone that can hook you up on tile.

I'm still undecided on what to do about my garage once the ol Hype-R is outta the garage, but if you are going with epoxy I'd go with something other than big-box brand ones, or at least get Rustoleum pro. You want a 100% solids epoxy -- there are some out there now that have a primer coat, then epoxy, and then clear (do this if the garage will face the sun, my epoxy yellowed :/) Also for epoxy I'd rent a floor grinder and prep the floor that way to ensure the best possible surface.

IMO - I'd do the VCT w/clear since you won't have to do as much prep to your existing floor, just degreaser and scrub and then lay down the glue and tile.

ps. sink area would be a great spot for the a compressor Wink

I'd think about the spray gun, but i think its going to be too cold this weekend to use one. Also with all the stuff to work around on the garage ceiling, i might as well just roll/brush it. The prep time to spray that will be a pain i think.

the floor:
Im 99% sold on doing a legit tile floor. Sylvia and i have been kick the idea around for a while and when we have space i think she and i can do the floor for $1k and never have to really deal with it again. we plan on building a "3 door concrete floor horse barn" (HOA says it has to be agricultural lol)... this will eventually be home to most of the tools, the motorcycles, etc. so once that is up and running i'll do the floor in the attached garage. until then i'll just treat it like a rental property Wink
